A Block Property Manager is required by a national firm of block managing agents.
Our client manages an extensive portfolio of residential leasehold blocks and private estates UK wide.
A Block Property Manager is required to manage a residential leasehold block and private estate portfolio from their busy office in Basildon, Essex.
The successful Block Property Manager will have experience in the following property management duties:
- Establish a working relationship with the RMC and Freehold clients.
- Calculate and set annual service charge budgets.
- Liaise between clients, residents and contractors.
- Carry out site visits/inspections to identify, plan and oversee works.
- Oversee routine contracts such as gardening and cleaning.
- Plan major works under Section 20.
- Draw up long term works schedules.
- Attend AGM’s, EGM’s and other residential meetings which may be required out of normal office hours.
- Dealing with Residents and Solicitors enquiries.
- All associated administration and record keeping in support of the above property management functions.
The successful Block Property Manager will need to have had a minimum of two years experience within property management / block management as well as be familiar with RICS code of practices, the Landlord & Tenant and Companies Acts.
IRPM qualification is preferred but not essential (training offered)
Knowledge of basic computer packages such as ‘Word’ and ‘Excel’ essential. Knowledge of specific management software packages i.e. Tramps would be beneficial but not essential.
The portfolio managed is situated within a 30 mile radius of the Basildon office so a full, clean driving licence is essential.
Salary £24 - £26k depending on experience. Company car provided.
