The Client
A National House Builder with a reputation for quality and producing a portfolio of diverse homes and restoring historic and commercial buildings.
They have weathered the financial storm of 2009 well, and have secured a number of sites starting in 2010.
Due to their recent success, they are looking to appoint an Estates Completion Manager.
The Role
- Ensure that all the Estate Completion works are carried out within a pre-set budget to release the company's bonds and maintenance liabilities for all highways, sewers and Public Open spaces and obtain public adoption by the respective authority.
- Appointment of contractors for all adoptable works, monitor progress and ensure completion of work to agreed Local Authority Standards also prepare Bill Of Quantities, issue orders, arrange CCTV & jetting works and "As Built" surveys.
- Visit sites, inspect condition of infrastructure at end of maintenance period and carry all works required to achieve public adoption.
- Monitor all adoption Section Agreements (Section 38,102,104,106,185,111& 278Agreements) ensuring reduction and cancellation of all Bonds. Liaising with Local Authority, Bondsman and Solicitors.
- Respond to issues arising from previously completed sites in order to ensure all deeds, titles, maintenance bonds and other legal requirements are complied with to minimise liability to the company. Also receive and act on complaints from our members of the public and act accordingly.
- Produce estimates, budgets and programmes for all completion works. Monitor expenditure to keep within budget allocation to prevent cash flow disruption. Produce quarterly Estate Completions reports and budget forecasts for the regional board of directors.
