If you are an experienced commercially focussed Estates Surveyor with experience gained managing Landlord and Tennant lease renewals this could the right move for you.

A bit about us…

Signet’s property Portfolio comprises 554 trading stores with >95% held leasehold and subject to rent review and/or lease renewal at 5 yearly intervals. The portfolio also includes in the region of 100 sublet parts of trading branches or former branch properties.

Responsibility for professional valuation, rent review and lease renewal work is regionalised into 3 regions and you would as be responsible for the North West, North East. West, South West, Wales and the Channel Islands.

Be part of our team…

As an experienced member of the team you will also be responsible for mentoring, advising and offering technical valuation guidance to the other team members comprising the Estates Surveyor, the Management Surveyor and Legal Executive.

Your role…

•Responsibility for all rent review/lease renewal negotiations within his region including market research, analysis of rental transactions and completion of negotiations.

•Manage reference of all rental disputes to Arbitration/Independent Expert determination when required.

•Manage all court Litigation in relation to Lease Renewal negotiations

•Responsibility for all valuation advice in relation to capital values of freehold/leasehold property including in relation to tax liabilities

•Manage StampdutyLand Tax liability within his region

•Review and approve valuations for Rating as required.

•Provide rental and rating liability budget valuations as required.

•Assist in acquisition, relocation and rationalisation programmes within his region.

•Control of Property Dept Portfolio Data Base

•Shared responsibility for Occupancy Cost Budget of £80 million per annum & Dilapidations budget £0.5 million per annum.

You will be…

•Professionally qualified as a Chartered Surveyor (MRICS)

•Have demonstrable work experience ideally in retail dealing with prime high street and shopping centre properties

•Adequately experienced to handle matters fully & competently on their own initiative.

•Passionate about your work and have a desire to motivate and inspire others.

•Able to add value to a experienced team and provide expert advise and support to others aiding their development.
