Social Housing Maintenance Surveyor Jobs are available in a number of our Council / Local Authority clients throughout the South West, particularly in Plymouth, Exeter, Bristol.
Job Objective
- To work with the Asset Management team, to provide a customer-focussed response repairs service to the Association`s residents. To prepare, supervise and control response, void and minor planned preventative works.
Specific Responsibilities
- To carry out pre-inspections where a resident`s request for repair work requires an inspection before works can be specified.
- To diagnose problems with buildings, accurately determine the work required, prepare specifications and sketch drawings where necessary, and order the works following the Association`s current Standing Orders and procurement processes.
- To exercise ?value for money? judgements in deciding whether certain works should be deferred for inclusion within planned maintenance programmes.
- To carry out inspections of void property, prepare schedules of work, arrange for necessary work to be carried out, in order to ensure the property can be re-let with the minimum of delay.
- To attend liaison and contract review meetings with contractors, and ensure that productive and effective relationships are developed and maintained as appropriate.
- To monitor the effectiveness of contractors in achieving quality, service standards and value-for-money, in order to contribute to effective contract management and future procurement decisions.
- To carry out inspections of a sample of completed work, in order to ensure value-for-money has been obtained and to monitor quality and customer satisfaction.
- To assist Housing Services and Administrative staff with technical issues.
- To assist the Asset Manager in managing allocated budgets.
- To supervise minor works contracts on site, effectively managing and controlling the quality and cost of the works carried out.
- In the absence of other staff within the Asset Management team, to provide cover for their duties as required.
- In conjunction with the Asset Manager and Building & Asset Management Surveyor, collect and analyse data and maintain the Association`s asset management database.
